12-01-2018 There are so many influences, factors and things to check when buying a home. Make sure you don’t miss any important checks when purchasing your next home by following this checklist for buying a house:

RESEARCH THE LOCAL AREA
As we have said numerous times, when you buy a home you buy a neighbourhood, a vibe, an area. Make sure you take a look around, see what public facilities there are, get a feel for the neighbourhood, what’s close and who your potential neighbours are. This is often overlooked and can be the most detrimental on this checklist for buying a house if not adhered to.

THE WHY
This could unveil a lot about your potential property. Try and talk to the agent or owner as to why they are selling. They may veil their answer or be blunt, but it can be helpful to know if something is making them want to move out

GIVE IT TIME
When you live somewhere, you can be there 24/7. So why purchase a home if you only know what it is like at 10am on a Sunday. Check it out a couple different times, during the week, afternoon, night-time, morning, weekends etc. This should give you a good feel for the local area and how the house would be to live in.

PRE-APPROVAL
This is quite an important step in the property purchase cycle. Attempt to get pre-approval for a home loan if you are serious about purchasing a house. This helps you to understand your buying limits and avoids some seriously unhelpful situations.

LEGAL ADVICE
In Canberra, I would always recommend this. Get an individual who can give you legal advice on the contract, proceedings and what your rights are. Usually the best person to turn to is a conveyancer or solicitor.

KNOW THAT BUILDING INSPECTIONS ARE A LEGAL REQUIREMENT
In other states in Australia, building inspections are not requirements. However, if you are purchasing in the ACT make sure you have a building inspection completed to check for any faults in the property.

ZONING
This can be important for the future of your property and may answer point 2, the why. Your property could be bordering or very close to a zone dedicated to high-rise apartments or government building. Make sure to check this information out. It is public knowledge, but crucial to the home purchase.

HAZARDS
Also ensure you check for hazards. This is not very common, but if it happens to you it can be a dire situation. Check for flood zones, bushfire areas or other environmental, chemical or other hazards of any kind.
